Location |
Ellinwood Pointe subdivision can
be easily reached by major state routes. It is
an approximate 3-hour drive from Raleigh and the
Research Triangle Park area, and a 20-minute
drive from Beaufort. |

Architectural
Continuity &
Covenants |
All lots will be covered under
protective covenants for minimum square footage
of heated areas; waterfront and waterview lots
will have a minimum of 2,400 square feet and
interior lots will have a minimum of 2,000
square feet. Homes will be limited to 3
stories.
For architectural continuity, all
plans will be required to be reviewed by an
architectural review committee. The intent is
to keep all homes in a generic vernacular of
coastal low country architecture, featuring
gable and hipped roofs with large open porch
areas and appropriate siding materials. In
addition to the continuity inherent, this style
will take advantage of the ample spring and
summer breezes, the expansive views of Adams
Creek, Neuse River and Intracoastal Waterway
with the spectacular sunsets over the water. |

Homeowners’
Association |
A homeowners’ association is a
part of the commitment to maintain the lifestyle
and architectural integrity of the community.
Homeowners’ dues have been established for each of
the lots and are used to maintain amenity and common
areas, the marina, dock and boat launch areas. |

Gated Community |
The subdivision is designated as
a gated community. Roads have been built to meet
or exceed the North Carolina Department of
Transportation standards, which will allow for
the potential subsequent dedication to the state
of North Carolina, should the homeowners’
association desire in the future. |

Marina Access |
All lots as members of the
homeowners’ association shall have access to
the Ellinwood Pointe Marina with concrete boat
ramp, 360-foot dock with temporary tie-ups. |

Docks & Restrictions |
The protective covenants restrict private docks
protruding into the actual waterway or waterview
lots. Docks have been constructed and maintained
by the original development or subsequently by
the homeowners’ association. Waterfront lots may
have moorings for day use or during times while
actually on site. |

Utilities |
All utilities will be underground for electrical
and telephone services and area street lighting
will be provided. Central surveillance and
security systems are being integrated into the
facilities. |

Stormwater
Provisions &
Wetland Protection |
These covenants are also implemented to ensure
compliance with state stormwater management
permit issued by the North Carolina Division of
Water Quality. These stormwater controls and
wetland area protection are enacted as good
stewards of the environment. It will be the
homeowners’ association’s responsibility to
maintain these covenants to the extent necessary
to maintain compliance with the stormwater
management permit. |

Shoreline Access & Protection |
Of major importance, all waterfront and
waterview properties are well protected from
storms and storm-related erosion/tidal surges,
as they are located on the waterfront in a
southeast to northwest location. Shorelines and
beaches are well protected from northeast winds
and with its related erosion. Shoreline
conservation measures have been put into place
and will be maintained by the homeowners’
association. Beach area, pond access, common
areas and any additional shoreline protection
devices will be maintained by and under the
control of the homeowners’ association. |
